# us-county-property-tax

Property tax rates and median bills for every U.S. county, offline. Census medians for 3,135 counties
and all 50 states plus DC are bundled (about 200 KB). Official 2025 local rates are included for Texas,
North Carolina and Florida. Pure Python, no dependencies.

```
pip install us-county-property-tax
```

```python
import county_property_tax as cpt
c = cpt.county("Harris County, TX")       # also "48201", or cpt.county("Harris", "Texas")
c.median_tax                              # 4489   ($ a year, median for owner-occupied homes)
c.effective_rate                          # 1.623  (percent of home value)
c.rank_in_state, c.rank_national          # (22, 244)  1 = highest effective rate
cpt.estimate(300_000, c)                  # 4869.0
cpt.search("Montgomery")                  # all 18 Montgomery counties, largest first
cpt.county("Montgomery")                  # ValueError: 18 counties named 'Montgomery'; add a state: MD, PA, TX, ...
cpt.state("NJ").effective_rate            # 2.11
cpt.NATIONAL_MEDIAN_TAX                   # 3119
cpt.local_rates("Harris County, TX")[0]
# {'taxing_unit': 'Harris County', 'unit_type': 'county', 'rate_per_100_2025': 0.38096, 'rate_per_100_2024': 0.38529}
cpt.local_rates("Orange County, FL")[0]["total_mills"]   # 17.41
```

Command line:

```
$ county-property-tax "Cook County, IL" --value 400000
Cook County, IL: median tax $6,191/yr, effective rate 1.91%
      ...
      Estimated tax on $400,000: $7,632 a year
$ county-property-tax --search Orange
$ county-property-tax --state NJ --top 5
## MCP server for AI assistants
The package includes a Model Context Protocol server (stdio, no dependencies) with five tools: `get_county`,
`search_counties`, `estimate_tax`, `state_summary` and `local_rates`. Add it to Claude Desktop, Cursor or any MCP client:
```json
{
  "mcpServers": {
    "county-property-tax": {
      "command": "uvx",
      "args": ["us-county-property-tax", "--mcp"]
    }
  }
}
```
With the package installed, the command can also be `county-property-tax --mcp` or `county-property-tax-mcp`.
<!-- mcp-name: com.countypropertytaxes/county-property-tax -->
## What the numbers mean
- **Median tax and home value**: the Census Bureau's 2020-2024 American Community Survey 5-year estimates for
  owner-occupied homes. `median_tax_flag` is `"<200"` or `"10000+"` where the Census caps the median.
  Four very small Texas counties have no published median and are not included.
- **Effective rate**: median tax divided by median home value. It is what owners actually pay, after exemptions
  and assessment limits, which makes counties in different states comparable. Nominal rates are not comparable,
  because states assess homes at different fractions of their value.
- **`estimate()`**: home value × effective rate. This is a first estimate for a home with typical exemptions. A
  recent buyer in a state with assessment caps (Florida's Save Our Homes, California's Prop 13) usually pays more
  than this.
- **`local_rates()`**: the official rate files.
