Both net values count rent, mortgage payments and other costs as money spent, so they are often below zero. What decides the verdict is the gap between them.

How are the test values chosen?
Each bar changes one number at a time and keeps everything else as you set it. The value tested is printed at each end of the bar.
Guesses about the future (property appreciation, equity growth, rent inflation) move by a typical range for their average over your horizon. The range is narrower for longer stays, because good and bad years tend to even out.
Your numbers move by these steps: home price and monthly rent by 20%, mortgage rate by 1 point, down payment by 5 points, and the property levy by about 40% of its value.
A test never goes above a slider's maximum. Your numbers and rent inflation never go below a slider's minimum. Property appreciation and equity growth can, because prices and markets can fall. So one side of a bar can be shorter than the other. A side that stops at a limit is marked (min) or (max).
